South Bench Feasibility Study

Pend Oreille County, specifically the area in and around the City of Newport, has limited active light industrial land available for development. As a result, most new industrial and manufacturing users who want to locate in the area must look at other areas nearby, frequently across the state line in Idaho. As part of the recent Comprehensive Plan update in 2021, the City identified the area in and adjoining the Newport South Bench as a potential area for light industrial use. Multiple private landowners currently own this property but have been designated generally as master-planned development in the City’s Future Land Use Map. The City would like to market this area as a potential for commercial, office, and light industrial users, in addition to residential uses. The purpose of this analysis is to investigate the economic feasibility of developing the site and identify potential light industrial and commercial users who could be marketed for development within the site.
